Right now I am staying at Punggol Blk 171A, #12 floor unblock view. My BTO 3 rooms HDB will be complete on 2nd quarter of 2015. I had paid for my first downpayment. Still left $176,500. If I were to sell my 4 room(already stay for 9 yrs) flat now at $530,000? Can I rent a master bedroom(Punggol,Sengkang or Hougang) for my wife(a thai with 3 years LTVP plus), daughter(5yrs old singaporean) and myself(Singaporean)?
Please advise.

Hi Robin,

At any point of time after selling your current HDB, you are allowed to enter a private rental agreement with any landlord willing to rent his/her masterbedroom to you and family. The question is why are you looking to sell at this point of time? Trying to cash out during the peak?

Hi Robin, of cos you may do so. However, pls factor in the costs of renting the MBR for your family for these 2+/3 years while waiting for your BTO to be ready.

Evening Robin,

May I know what gives you such idea? Because the current market is good and you believe that the market will fall? Or are currently I need of funds for some other investment plans?

Let's say you managed to sell your current unit now at $580k and make profit of around $300k, you are required to keep $150k aside for your new purchase and left with only $150k. Rental of master room is around $1k so the rental fee for 3 years would be $36k. Do you think your current unit will depreciate so much in 3 years time? Or what if it appreciate more than you expect, would you not be losing out more than expected?
