Questions for agents here , love to know your thoughts, why some condo 2 bedder area always kind of 689sqft..is there something developers need to adhere to for profit purposes? Why not 710..or 690 sqft?

Hi,

Every sqft counts, and a difference of 21 sqft for a $2500 psf project can mean a $50k difference in terms of price. In the current buying trends, buyers are price quantum sensitive due to more difficulty in getting a higher loan, and a $50k difference can price out some buyers. Thereafter, you have to consider every floor also has a price jump, and developers probably wouldn't want to price the project out and take a longer time to move the 2 bedder units. There may not be a material difference between 689 and 710 sqft units (perhaps just a slightly bigger living room space, or rooms) as well that the buyer can justify the increment in price.

To be frank, I had the same question as you, but I realise something else that is more important than the number. Is the layout of the property that makes a huge difference. I have seen 800sqft unit feel smaller than a 700sqft unit. Thus I believe that it will be more important to like the unit's layout more than looking into the number.
