Qns about professionalism.

A property agent once told me that the resale unit that I was looking at is 1500sqft.

After looking at the unit, and negotiating for a favourable price, I asked the owner the same question and he told me the size is actually 1450sqft.

When queried, the agent non chalantly said its only 50sqft difference. I feel really uncomfortable with such response. For a 50sqft difference with a $700psf price tag. This could mean a difference of $35,000.

What measures can potential buyer do when making decisions as well as is there any ethics involve for agents to adhere to? I suppose its common to round up +- to nearest during advertising. But not to the extend of 50sqft.

Any professional ppty agents can advice me?

When an agent intentionally mis-lead, the buyer can seek legal recourse for the agent's "mis-representation".

However, it is common for agents to advertise for a round up value as an advertisement is merely a call for offers. It is not an official commitment of information due to that the fact it is not linked directly to the unit itself (by way of unit number, for eg).

It is therefore important for buyers to conduct your own due diligence.

But at the end of the day, if you really love the property, a 50sqf usually does not matter. But if exact small size matters, always check before committing.

Having a professional "buying agent" provides such benefit, checking the declared size and ensuring the seller is the real owner.

    So during viewing, isit common practise to ask to see the title deed to ascertain ownership? I am sure the owner will have a bank copy of the owner info? Inside shd have the 'true' size of the unit description.
