Please confirm that the start of the first month rent of a shop is supposedly following the date of HDB approval? What if I had signed the tenancy agreement as Landlord and Agent have mentioned that this is a common practice; that they had lied to us HDB has approved and that we should start renovation asap? I mean is this legal at all before HDB have even approved for the shop? Pls advise!!

Don't really understand your question. If HDB did not approve the sub-tenancy of the shop, you should not rent the shop.

You may need to seek legal advice directly on this matter, as it may be beyond what we can advise you. Do not delay.
