For a resale flat, if you or any person listed in your resale flat application “owns a private property either locally or overseas, you must dispose of all private properties before or within 6 months of the resale flat purchase.
However, it shall not stop you from buying Private properties Condo or Landed.

Good morning,

Sorry to inform you that you have to dispose off your private property be it in singapore or overseas and observe 15 months waiting period first before you are eligible to purchase a resale HDB. Unless you are 55 years old and above, waiting period wont be applicable and you can purchase up to 4rm flat.

Hi, you will have to dispose of the private property overseas before you are able to make a resale HDB purchase. The wait out period will be either 15months or 30months depending on whether you are planning to take CPF grant.

Hi,

1) Yes, a Singapore citizen can buy a resale HDB flat whether he resides locally or overseas.
2) This is provided he meets all the eligibility conditions spelled by the HDB.
3) After 30th September 2022, there is a cooling measure implemented that anyone who owns a private residential property must observe a 15-month wait-out period after selling their private residential property.
4) Therefore you have a few important things to do now:
Appeal to the HDB and Apply for Singpass.
(a) Appeal to the HDB to waive this wait-out period due to you need to buy the HDB flat first before relocating back. You will sell the private property within 6 months after the key collection of the resale HDB flat.
(b) Do note that under the cooling measures, you are not eligible for any HDB loan and grants even if you are eligible under the new measure implemented.
(c) If you need the HDB loan and grants, you have to appeal to the HDB for those facilities.
(d) Apply for Singpass for yourself and your family. This facility is essential to buy a resale HDB flat.

5) Once the HDB approves your appeal, apply for HFE on the web:

6) You can only start your home search after receiving the approved HFE. The validity of the HFE is 9 months.

They will only be eligible to purchase a resale HDB 15 months after selling the property overseas, unless they are aged 55 or above, then they will be eligible to purchase a 4 room resale HDB or smaller unit.
