Hi Henry,

There are several factors that will affect your process of this downsizing. Are you planning to use the existing sales proceeds to fully pay off the 3 room flat or you have existing funds on hand to complete the purchase process first and then look into selling your current place once you moved out?

Your age will also matter if there is CPF funds involved in the current flat and if you intend to use your CPF funds for the purchase too. In the case where you need the CPF funds from current place to finance the purchase, then your purchase can only be done after the sale and you can plan to complete the purchase 3 weeks after the sale at the earliest as that is the time required for your CPF funds to be channeled in and out of your CPF accounts unless you are eligible to make use of the enhance contra facility.

If you don't need the funds from selling your current 4-room flat to purchase a 3-room unit, you can proceed with the purchase first. Otherwise, you can manage both transactions concurrently. Start by listing your unit for rent, applying for HFE, and begin searching for your new home. Once the buyer of your 4-room flat exercises the OTP, you'll be ready to secure the 3-room unit by paying the option fee.

It's crucial to plan your timeline carefully—aim for the completion of your 4-room sale to be about three weeks before the completion of your 3-room purchase. This allows enough time for your CPF to be refunded and applied to the new unit. Additionally, request a 3-month extension from your buyer to give yourself ample time to move and make any minor renovations to your new home.

I have assisted many of my clients who are in the same situation to downsize from a 4 room flat to a smaller unit. As to whether you should sell or buy first, it depends on your financial situation. If you have sufficient funds on hand to buy without the need to use the sale proceeds from the 4 room flat, then you may buy first before selling. In this way, you will have the luxury of having sufficient time to renovate your new place and slowly transit from your current place.

However, most of my clients will need the funds and CPF refunds from your current place to finance the new flat and therefore I will plan their sale and purchase together so that they will be able to minimise their cash outlay and at the same time, not need an interim housing in between.

Hi Henry,

It depends on whether you need your sale proceeds to complete the purchase. If so, you need to time your sale completion to be before your purchase completion, so that the sale proceeds have time to come back to you and you can use it to pay down the next flat.

If you are under HDB loan and plan to take HDB loan again or no loan, you can go for contra facility and it can be a seamless transition. Also if the 3-room location you have in mind have sufficient supply, and not difficult to find, it may be better to sell and buy concurrently so you have sufficient time to fetch a good price outcome for your unit. I have helped various clients in similar situation and helped them to transit smoothly, look forward to do the same for you.
