Planning to buy a hdb and rent out the rooms thereafter. Is hougang a good place to consider? I'm concern that hougang may not be able to get any tenants given the location. Would AmK or Toa Payoh be a better choice? With my budget. Amk and tpy will only get me a 3rm compared to a 4rm in hougang...

Good morning buyer,

As you know that HDB owners have to physically occupy the flat while renting out their room.

If you are purchasing a 3rm flat, you can only rent out one room. Let say $700 per month in AMK or TPY.

But if you purchase a 4rm flat, you can rent out 2 rooms. Let say $600 per room in Hougang. It's $1200 per month.

It might be true that you might get more tenants if you purchase in AMK or TPY as it's more centralised to town/ city but Hougang might have its own supply of tenants from the industrial estates like Defu Lane etc.

Hi Sir/Mdm,

Hougang is a good place to consider as it is a matured estate and will have a fair pool of potential tenants. I would suggest you to purchase at location which is near the central or near to major bus stops so that it will be easier to attract tenants.

With a 4 room flat, you will be able to rent out a Masterbed room and a common room assuming that you are living in the remaining common room. Just put in some effort to furnish the room and you should be able to command a market rental of between $1,200 to $1,700 for both rooms. It should be sufficient to cover your mortgage payment.
