Hi,

Pasir Ris flats are relatively newer and more spacious, you have more 5 room options. As for Tampines, the transport connectivity and amenities are better, just that its more hectic with more people.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

it really boils down to your lifestyle and preferences.

Tampines Central is more vibrant due to multiple malls. tampines hub etc. (shopping/ F&B)

Pasir Ris i would consider more serene. Newer Estate compared to Tampines.

its good to take a trip down and feel the vibes and see which feels better.

Hi,

To choose an estate to stay is not only price and space concern.

Your preferred life style, family members, friends, relatives, future plan (10yrs) also come into consideration.

If your plan is to sell off and move on later in the next 5~10 yrs. You may want to consider a mature estate with a higher resale value.
But if you are looking at a more relax environment, you might consider non-mature estate.

Especially your current choice between Pasir Ris and Tampines, a non-mature estate and mature estate respectively.

You properly love to stay or play around Pasir Ris, because of the environment created there. You may even find flats that can see the sea with a good size (125 sqm).
However, capital appreciation in Pasir Ris cannot compare with Tampines.

Tampines is a public transport hub with two MRT lines going through the estate, which provides vast convenient and ease of getting grocery in the 3 big malls side by side.
Over here, you have to sacrifice convenient over size and relax life style at the same cost.

Your budget properly will get a 4-rm than 5-rm in Tampines, but definitely can get a good 5-rm in Pasir Ris.
