My wife does not own property in Singapore or overseas.
My son (6 years old) has the bare property of a flat overseas, while I have the right of usufruct on the same.
We all are PRs.
Can as Married couple buy a resale HDB, without seeking for any grants?

Good morning Luca,

SPR household must be SPR for at least 3 years individually to be eligible to purchase a resale HDB.

On top of that, you need to dispose any interest in private property first and observe 15 months waiting period before you can commit to a purchase.

Unless both of you are 55 years old and above then you are eligible to purchase up to 4RM. Disposal of private property must be done within 6 months from completion date.

The indication is that HDB home buyers should not own any residential properties whether in Singapore or abroad when they purchase the HDB in Singapore within the past 15 months. In your case where you are on the usufruct agreement, you should check with HDB directly on the situation as we are unable to interpret this scenario.
