My wife and myself are above 70years of age. Plan to sell our condo and buy a HDB resale from open market immediately. Or we have to wait due to the new rulings.
Can we buy direct from HDB and what is the waiting time? Thanks

Good afternoon,

If you are buying a 4-room sized or smaller resale HDB, you can purchase immediately. The other option will be to get direct from HDB, but you are restricted to only 2-room flexi (1 room 1 hall) units with less than 45 years balance lease. Do note if you need your sale cash proceeds from the condo to fund the purchase, your sale completion must be before the purchase completion.

By the way, as per the latest cooling measure, you could purchase a resale HDB flat right away after the sale of the condo as long as the flat is a 4 room flat or smaller.

Waiting time to apply for BTO/SBF will be 30 months after disposing the condo if you are looking for units bigger than 2 room flats with shorter term lease, but you need not wait to purchase a resale unit which is 4room flat or smaller unit after selling your current condo. Hi,

1) The new cooling measures implemented in Sep 2022 do not affect your plan. You may buy from the open market straight away.
2) For BTO, you can only apply for a 2-rm short lease Flexi flat when you are the owners of a private residential property.
3) You also cannot have enjoyed 2 or more subsidized housing previously in order to be eligible for the application.
4) You may sell your private condos within 6 months after the collection of the key for the BTO.
5) You may get your flat immediately if it is ready. You may choose to apply for SBF (Sales of Balance Flat) instead of BTO which most of them can only be ready in 4~6 yrs' time.

Buying:
15-month wait-out period does not apply to seniors aged 55 and above (and their spouses) who are moving from their private property to a 4-room or smaller resale flat.
Seniors can also continue to buy a 2-room Flexi flat on short lease (if they are aged 55 and above) and Community Care Apartment (if they are aged 65 and above) from HDB without a wait-out period

Selling:
1. Steps in selling
