My wife and I jointly owned a HDB flat bought in 2005. We are considering to get a second property (private).

Is it possible to retain the HDB while getting the private property?

If we transfer ownership of HDB to one person, do we need to pay ABSD for second property?

Hi Anthony,

Thank you for your enquiry. Yes it is possible to retain the hdb and get a 2nd residential private property as long as there is at least 1 Singaporean in the hdb ownership and also that the finances are comfortable. Unfortunately, transfer of ownership for hdb is no longer allowed as HDB only allows for cases that are of special circumstances such as financial hardship or divorce. Hence ABSD is applicable if you plan to get the 2nd property, and it is 12% for Singaporeans 2nd residential property.

I have worked on similar cases and helped home owners review and restructure their property portfolio. It may be a case where their hdb price has peaked or plateaued and it may be worthwhile to consider selling to upgrade to private property, or to get one in each individual names. Happy to share the best approach based on your requirements.

Buying a 2nd property without selling off the first property, ABSD is appliacble. Decoupling for HDB is not permissible.

You may however sell your HDB flat and buy private property separately.

I believe both your questions have been answered by my fellow professionals earlier. The key thing is, why are you looking at a 2nd property? Are you planning to rent out your HDB or the private property?

With unemployment rate at the highest in a decade, and ongoing retrenchment exercises going on, looking for tenants can prove to be very challenging, which indirectly leads to lowering of rental in order to entice the next tenant.

Besides, depending on the profile of your existing HDB, while it can potentially hold significant sentimental value, the dollar value of the flat could be decreasing or if you have been using CPF to finance the existing HDB, your final cash proceeds from the sale will reduce as time drags on due to the accrued interest for CPF.

Perhaps it will be good for you to work out the sums now, do an assessment of what are available in the market before you make the next move.

Hi Sir
Yes you are able to purchase a second propertt without selling your HDB. However unfortunately, 12% ABSD still applies as it is not possible to transfer your wife share to you alone as HDB does not allow this practise anymore. Do note your loan quantum may be affected if you still have an outstanding loan with your current HDB. You may want to consider a better solution whuch is to sell off your HDB. You and your wife may then purchase private property seperately as an individuals if you wish. I do provide free and non obligatory consultaion in regards to properties in Singapore. Hi Anthony,

It is possible to retain your HDB and buy a private property as a 2nd property but that would also mean that you will need to incur the 12% Additional Buyer Stamp Duty on top of the normal Buyer Stamp Duty.

Under the current HDB rules, you will not be able to transfer the HDB to your wife as you are considered as a single entity as a married couple.

For clients who are in a similar situation, I will usually do up a financial plan so that I can provide them with an overview of the different options that are available and the cash outlays in each scenario so that they can weigh their options and make an informed decision.

Hi Anthony,

If either you or your wife is a Singapore Citizen, you could retain your HDB and purchase a second private residential property. If both of you are SPRs, you will have to sell off your HDB flat.

HDB does not allow transfer of ownership to another person without a valid reason. And purchasing a second residential property will incur a 12% ABSD for Singapore Citizen. This is on top of the normal BSD for all purchases.
