Are you looking for a private residential unit or HDB?

Salesperson roles and responsibilities can differ between different clients. I have buyers who calls me directly as a buyer but informed me that they have an agent representing them as well as cobroke agents who call me for the listing I am marketing, telling me it is their buyers who have shortlisted my unit for viewing. Last group of buyers do not inform me of anything and at point of offer, tell me that they have an agent acting for them.

Communication is key in this partnership as the appointed salesperson may not understand what your expectations are in terms of their service level. Sometimes, being a friend may get complacent too.

Good evening buyer,

Usually I will find out about the requirements and budget of my clients first then I will shortlist a few units for them to scrutinise for approval. During this period, I will ask them to obtain IPA (bank loan) or HLE (HDB loan).

Thereafter, I will arrange for them to view the units.

Once my clients are keen in a specific unit, I will negotiate for the best price on their behalf, guide them on the purchase procedures and expenses.

Personally, I feel the most important value that a buyer's agent can bring to the table is to be able to advise you on what is the price to pay for a property. The agent should be able to negotiate on your behalf to secure the unit at the best possible price for you.

He should also be able to advise you on the purchase procedures and guide you step by step along the way.

As for shortlisting units for viewing, if you have spotted units that he may have missed, just have to let him know and he can make the arrangement to arrange a few units to view at one go so as to save your time.

Hi,

A buyer's agent value-add should come from being able to understand your key requirements and filter and narrow down to suitable units that will suit the criteria. This will bring you closer to your objectives quickly and save you a lot of time, and requires an agent knowledgeable with the area and characteristics of the locality and product group (balance lease, surrounding amenities and infrastructure, seller situation etc.). Next would be to secure your ideal unit at a reasonable price where you commit to something comfortable with your financial plans and timeline. This is especially important with hdb transactions now as valuation only comes after agreeing prices, and the buyer agent should be able to share with you latest valuation/transaction prices in the area and recommending how much to offer and whether its worth it. Finally to illustrate the full financial planning so to illustrate what payment to expect and which phase. All these value-add by minimizing the hassle and costs so to ensure your time can be focus on appreciating the suitable units during viewing. This is just my 2 cents opinion.
