Hi Lawrence,

As long as both of you have held SPR status for 3 years each, you are eligible for resale HDB. Do note a 5% ABSD will apply for the purchase. It will be ideal to sell off first before purchase as it will help to avoid a higher ABSD outlay and also allow the sales proceeds to materialize for the transition.

Hi Lawrence,

You and your wife will be able to purchase a resale HDB if both of you have been PR for 3 years. There will be a 5% Additional Buyer Stamp Duty that is payable when you purchase a resale HDB.

For the transition, it is important to plan the finances and timeline carefully so that you are able to transit smoothly from your current place to the HDB without the need to rent an interim place to stay.

Hi Lawrence,

To answer directly to your question, 'Yes', you are eligible to buy resale HDB if both you and your wife residence status (PR) has met the minimum of 3 years. This is the basic requirement of purchasing resale HDB flat.

But the timing of the buying process has to be careful to avoid unnecessary monetary losses.

Do note that as SPR-SPR couple is not eligible for remission or refund of ABSD.
If you bought a resale HDB flat first before disposure of existing condo, you will incur ABSD. And this is not eligible for remission or refund.
Thus you have to dispose off your condo before making your resale HDB flat.

You have to time your sales and purchase carefully to avoid this additional cost.
