Dear sir/madam,

It will depend on the balance lease of your HDB. If it is a relative new HDB in city locale, your target of $500k could be feasible in another couple of years time if the existing market trend continues.

Hi,

1) Honestly, it is unrealistic asking COV.
2) The highest COV that I have come across is $60k for an EA unit.
3) Maybe my experience is not as much as others but those 3-rm buyers are usually unable to afford 4-rm thus compromising with their expectations.
4) So far I have read that those that fetch high COV are those in prime areas, such as Bishan, Holland, Clementi, etc, where the MRT station, amenities are within a few minutes walk and come with a splendid view, all of them are on the very high floor; 28+ and above, and big units; as 5-rm and most of them are DBSS. Meaning their design is more towards the private type that comes with a balcony and full-height windows.
5) I would suggest you adjust your expectation so as not to disappoint yourself.

Sorry to disappoint, but it's highly unlikely that a 3RM flat buyer will pay $190k COV for a 3RM unit that is worth only $310k.

I had earlier this year sold a 5RM flat at $165k COV, and that is a "million-dollar" HDB flat that is only 6 years old.
