My valuation for my flat at Pasir Ris Dr 3, mid floor valued at $420k . I would like to ask for $475K, will I be asking too high ?

Morning Ben,

Some units along Pasir Ris Drive 3, high floor unit, have sea view and are well renovated. Such units might fetch good COV.

Being located on the mid floor, to ask for $55k COV to close, it's tough as buyers are currently more caution. Given a choice as buyer, $55k COV for high floor unit with sea view against mid floor unit, unblock, garden view, disregarding the renovation and condition, you make your choice.
