Good day. How are you? Pertaining to your question, let me first furnish you with the past transacted prices of units around your area. For your reference,
1) There was a past transaction similar to your unit (26 to 30 flr) back in June 2012 and it was sold for 860k.
2) Other than the record above, within the last 4 months, there was no similar match but 6 other transactions in Jalan Membina with 110sqm but lower floor (6 to 25). The sale price is from 862k to 900k.
Do note that sale is is eventually dependent on valuation + COV. The COV is determined by the seller and willing buyers who are willing to buy at the sale price.
My usual practice will be getting the valuation first, before we talk about the sale price. The valuation will usually take into account the recent valuation done within your area and on top of that, slight increase due to renovation.
I understand you did a designer decoration, and it is your objective to sell it at a high price. Like what I say, it is willing buyers who will ultimately pay a higher COV to purchase your unit. Every house is unique and I am sure that where there is a good market for designers' HDB home.
