my property is in my child;s name but I am the one payment and managing the house. I have POA for managing but still worried if she got married and the matter is more complicated. Before I sell it which might be another few years due to pricing, is there something I can do to safe guard my property and make sure I am the only one can sell and own the property, Do i look for a lawyer to sign up an agreement? If so what sort of legal fee I am looking at?

Hi,

1) Legally, this property belongs to your daughter. You only have the burden and hassle managing without benefit as a POA.
2) You are absolutely correct that the matter is going to be complicated and messy when she got married.
3) She has the legal right to sell as per she wished. You are not able to stop her from doing as a POA. You are just a representative when she is not available.
4) I can't see any way to safeguard your interest. I would suggest you dispose of it as soon once the worry becomes more substantial. You will lose everything instead of some of it.
5) I would strongly suggest you seek legal advice regarding your situation. In general, the first consultation is FOC within 10 mins.
