My partner and I are trying to apply for HFE to buy a resale flat. I am currently unemployed for 6 months while my partner has been working full-time for the past few years.

I am starting a new job next month with a higher pay than my partner, gross monthly is still less than 14k.
Should I apply HFE now, before I start working, or after I receive my first payslip?
We intend to buy decouple for the resale, listing my partner as the owner, and buy an EC as a 2nd property after 5 years MOP is up.

Hi, firstly, in order for your income to be considered for HFE, it needs to be more than 12consecutive months of working. Secondly, for HDB you cannot do decoupling and if you plan to purchase an EC, you will have to give up your HDB.

I am assuming that both of you are not legally married? It is very subjective on whether you should wait or not as timing often also holds a key role when it comes to market pricing. Waiting for 6 months later could potentially means prices may increase or decrease significantly 6 months down the road, whether in your favour or not. The key thing here is will submitting the HFE now provide you the necessary numbers required to purchase a desired place since your intention is to have only 1 owner, thus your income will be a factor when it comes to household income for grant eligibility, Only your partner's income will be assessed for loan eligibility.
