My parents will be going through divorce soon and we'd need to think of ways to apply for house. I'm 23 years old working adult and I want to bring my mother (housewife, have never work before) and my 17 years old brother (currently studying) to live with me.

Can I apply for a new BTO/Resale flat and what are the things I should consider?

If in the future, I want to buy a house with my husband (first timer), can i still receive a grant and will there be levy involved?

Dear madam,

Sorry to hear about the family situation. The final court order of the divorce must be out before you are eligible to purchase a resale HDB together with your mum as the essential occupier together with your brother under the Public Scheme. If you were to purchase a BTO now, you will have considered utilising your first grant and in the future, when you settle down with your husband, you will not be eligible for any grant on your part. A resale option without utilising the housing grant will be the only option if you wish to keep that grant option available when you settle down in the future. Do also take note that you will not be eligible to own 2 HDBs, therefore in the event of marriage in future, you will also need to include your mother and brother place to stay if you are not planning for them to stay together.

Hi,

1) It's a regret to hear about your situation.
2) Your mum can apply BTO with you once received the final court order.
3) You are eligible under the Public Scheme.

4) BTO/SBF or resale:
(a) BTO/SBF: You may look into the below links to see what are suitable flats available:

BTO: https://homes.hdb.gov.sg/home/landing

(b) Resale: This will be more difficult for your current situation. Buying resale flats will need more cash compared to BTO.
You are only 23 years old, CPF fund is limited. Thus most of the payments will need cash to top up.
Although grants can assist in your down payment, you will still need cash for buyer stamp duty and legal fees.

5) Using an HDB loan shall be your 1st priority to assist in your down payment.
HDB loans only need a 10% down payment, thus you can spread out the financial burden in the next 30 yrs.

6) If you are intending to buy with your husband. My suggestion would be to hold the HDB flat under Tenancy-In-Common. So that you can sell your share to your brother or mother in the future without the need to convert Joint-Tenancy to Tenancy-In-Common before selling.
You can save on the legal cost by doing it this way.

7) If you are buying BTO/SBF or resale with the grant, you will be subject to a resale levy. Your resale levy will be according to half-resale levy, charges are as follow:

8) Grant only applicable to 1st timer, thus once you apply now for a resale flat. You will not be able to receive any other.
But your husband is the 1st timer will still able to get half of the grant.
