My parents recently divorced and my mother got full ownership of the house, a 4rm hdb in marsiling! Now the question is that my mother would like to sell the house and buys a 3rm, is it worth it to downgrade now! The house loan and tax has been paid in full by my father a long time ago! So we need only to pay conservancy and SP bills.

When you talked about worthiness, you are referring to monies issue or downsizing and change of environment?

If you are looking at financial aspect, downgrading would likely provide you with some ready cash at hand, depending on where you are moving to. As for the emotional aspect, I might not be able to comment much.

Thanks for posting in PropertyGuru and I'm sorry to hear about the divorce issue.

When you mentioned whether is it worth it to downgrade, can I assume that you are talking about the monetary part of it as you mentioned in the last part that you only need to pay for SP services and conservancy charges.

It really depends on the motivation behind this move of downgrading. If today you sell your 4 room and downgrade to 3 room as you find that 3 room is already enough for your family and the money is more than enough to pay off the 3 room flat in full, then why not? You might end up with a fully paid off 3 room flat and with some cash proceeds in hand and you will only still need to pay for just the SP services and the conservanvy charges, assuming you buy back another flat in the same area.

There are many possibilities in your scenario and like I mentioned, the reason behind the move also makes a difference. Maybe we can meet up for a non obligatory discussion and we can discuss this in further details and we can assess the situation in more angles so that your mum and yourself can make a more informed decision.

I am sorry to hear about the divorce of your parents. In order to better advise you for your enquiry, may I know if the final documentations have been completed for sales procedures to commence?

Downgrading has its fair share of positives and negatives. Positive includes generating sales proceeds, which you may free up the cash for some other better value add usage. The main downside is if the occupant is used to the reduced in liveable space after staying in a bigger space for sometime, as well as if you are able to secure the purchase at a right price since we are always talking about supply and demand issue. If 3 room flats are few in numbers for the estate you are looking at, selling price are usually at a premium due to a shortage of supply.

I need to understand your situation better before being able to advise better.
