Hi,

1) Transferring of property especially if transferring the whole flat is not just an administration process.
2) Your brother will has to top up the CPF utilized with accrued interest for the amount of share received.
3) If the flat is bought solely in cash, your brother will still has to pay buyer stamp duty to IRAS for the market value of amount of share transferred.
4) The only way to challenge in court for such transferring during life is you could prove that you have paid for the flat instead of your parent, or, your parent is not in the right mind making such decision.
5) You have to consult a family lawyer over the detail on how to process this. Do it as soon as possible.
