My new tenant just moved in 3rd day and is claiming $3.90 from me for a light bulb. It's stated in the contract item less than $150 tenant suppose to pay for it. But I don't want to argue over $3.90. I just want to know is it my obligation to replace the light bulb (it's only a decorative light bulb, not the main light source of the room) since it's within one month of moving in?

Hi,

Although it is stated in the contract that tenant is obliged to pay for any repair/replacement under $150. But out of goodwill, landlord usually also give 1 month warranty for any defects. This should have brief by the agent handing the case.

I would suggest you could remind the tenant that he will has to pay for any replace/repair under $150 after 1 month warranty period.

Hi, for new tenant moving in, usually there is a 30 days warranty period and I’m sure your assisting agent would have gone thru the terms with you.
