My mum owns a 3 room HDB flat in Ang Mo Kio but comes back to this unit only on weekends. She would like to rent out the common room while keeping the master room for herself. Since the tenant effectively has the whole unit for 5 days out of 7, can she charge him/ her a rental rate based on whole 3 room flat less that of master room? Should this rate include utilities? What is the net rent like for a location like hers with amenities within walking distance such as schools, coffeeshops, retail shops, clinics, wet market, hawker centre, light industrial area and buses (feeder, express and trunk services). MRT station is 15 minutes’ walk away. Her washing machine is a semi-automatic model (what some people call “manual” type, with a separate dry tumbling drum). How will this affect the rental and by how much per month if my mum chooses not to change it to the automatic model?
