Hi Mr. Billy,

Thanks for sharing your enquiry. For EC, you have to sell your HDB regardless, and the latest you can do so is within 6 months of EC key collection (TOP).

Thus, you might wish to consider selling your HDB first to unlock the proceeds, book an EC unit of your liking soon, and renting a place near your future EC while it is being constructed. This scenario is gaining favor with HDB upgraders as they realized HDB resale prices are starting to adjust downwards and it is ideal to sell when prices are still profitable.
You will still qualify for 80% bank loan regardless.

With all your cpf locked up, the only way will be to cash out your current hdb. Are you looking at purchasing a new EC or resale EC? Do give me a call for a detailed discussion.

Dear Billy,

If you decide to buy a brand new EC, typically you need to pay 20% downpayment and stamp duty, balance you can pay upon TOP when your loan starts. Thereafter, you need to sell your flat within 6 months.

Therefore, $30k cash might be abit too tight to buy a new launch EC. You will need to sell your flat first and then use the CPF and cash to pay for the downpayment. You will also need to rent a place to stay while your EC is being built.

If you decide to buy a resale EC, it will be advisable to sell and buy first. We can always work out the completion timeline so that you don’t need alternative place to stay and can use your proceed to finance the purchase. However, you need to come out with 5% cash downpayment first and so $30k might be tight as well.
