My husband to be and myself each own a HDB flat which has yet to meet MOP. As we are getting married, we will need to dispose one of it so cab we sell the flat in open market or have to surrender to HDB?

We were looking for agents to help us with urgent appeal for early MOP and to sell off our flat. As it was 2 years before MOP, most agents who reached out were reluctant to assist much and unresponsive. Ivan was very understanding of the situation and patiently assisted us with our queries and even drafted the appeal letter for us accordingly. Although the appeal was rejected, he was not disheartened and would occasionally follow up to check in. The next year we appealed again and managed to successfully get permission to resell our flat pre-MOP on open market. We reached out to Ivan who promptly met up with us to plan next steps and a rough schedule of when we could start marketing the flat. Even though we had our concerns over the price, and very tight timeline of when we would like the sale to complete, and concerns of extension, Ivan remained optimistic and positive throughout the whole sale process. Despite the busy December holiday season and nearing to Christmas, Ivan managed to secure a good price offer for our flat within two weeks of listing and issue the OTP. Three days later and just after the holiday season he managed to book us viewings for flats we were looking to buy, made a same-day offer and helped us secure the ideal flat immediately. Thank you for your query. HDB would be able to advise with greater clarity however you should be able to sell away one of the flats. I have executed such a transaction in the past and perhaps we can also try and appeal to HDB to get early approval for sale. You are right that you will be required to sell 1 of the property after the marriage however, it is not up to us to decide if the property should be sold in the open market or be surrendered to HDB, thus as recommended by my fellow professionals, seeking HDB direction will be the answer.

Should you be looking to sell in the open market but HDB decides otherwise, you may wish to put in an appeal to do so as well, and hopefully you will be able to sell it in the open market and get to decide which is the property you should sell to make the best out of the situation.
