My husband is S PR. Currently worked in singapore.
I am foreigner.
We would like to buy condo because we cant buy HDB since I am foreigner.

Can you help me explain more detail which property we could buy and the requirement for the mortgage.

Hi Peggy Amelia

1) You are eligible to purchase non-landed private property. So you will be eligible to buy Condo.

2) For home loan, bank will take into consideration all owners age, income and obligations (if any).
Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

3) Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = might apply
Legal fee = $2,500 (estimated)

Hi Peggy,

You would be eligible for non-landed residential properties (condos and apartments). As a SPR purchaser, there will be additional buyer stamp duty of 5% for SPR 1st residential property purchase, whereas it will be 30% for foreigners. Hence it is advisable to purchase under his name so to minimize the ABSD rate.

The mortgage would depend on the age, income, and any loan installments outstanding. Happy to assist with the calculations.

You and your husband will be eligible to purchase non landed residential properties. These include condominiums, apartments and executive condominiums. Walk-ups and cluster houses with condominium statuses (strata titled) are eligible as well. They can be leasehold or freehold.

First of all, it will be good to look into the loan assessment first. As the minimum cash component required for all property purchases in Singapore is 5% with balance 20% made up of cash and CPF combined, On top of that, you will need to stand by on the ABSD applicable where if your husband is the sole buyer, then ABSD applicable will be at 5%, but if you are named as a co-owner, the ABSD applicable will become 30%. This is on top of normal stamp duty of between 3-4%.
