My husband is 62. I am 54. We plan to sell our private property soon. Does HDB allow my husband to buy a HDB resale using only his cpf and put me as an occupier even though I am under 55. Does the new ruling of having to wait out for 15 months still apply if the sole owner is above 55? Thank you in advance.

Hi,
Those selling their private property to buy a HDB flat and over the age of 55, are considered on a case by case basis. There is a very good chance that HDB will approve the resale flat purchase by your hubby. Spouse's age is not important. Please contact me.

Yes I believe you have a good case of getting the approval to waive off the 15 month period even though your age is just below 55. This is because the sole owner is above the required age and you are almost 55 as well. It is likely you can only go for flats 4-room size and below though. The regulation is as such that you are not eligible to purchase a resale HDB after the sale of your current private property since you are below 55 years of age, but as what my fellow professionals have indicated, you can put up an appeal to do so.

On hindsight, how long more do you have to your 55th birthday? If it is a few months down the road, the timeline on the sale of your current condo can be planned in details to ensure that you will be eligible to purchase the resale HDB by the time the sale is completed.

Hi there, the new ruling for the waitout period of 15 months is meant as a cooling measures and not a deterrence to prevent owners with genuine reason from downgrading. Hence the reason for downgrading is very important to get the appeal across, coupled with our current age, there is a very good chance to get this appeal across the line.
