My husband and I live in an EA with his parents. In three years time, we would finish paying off the EA. Can we transfer the EA to his parents and thereafter,purchase an EC? The EA is a resale flat we bought in 2006 with a HDB grant and loan.

Hi,

For transfer of ownership, HDB approval is required you may wish to check with the HDB branch on the feasibility and eligibility. Even if approval is obtained, his parents would still need be able to come up with funds to refund the CPF OA you (the outgoing owners) have utilized for the property. Yes you will be eligible for new EC as long as the EC eligibility conditions are met.

Good evening,

I would deem that the simple answer would be NO as you have indicated that you had utilized HDB housing grant in the purchase of the current EA. Housing grant are transferred into CPF account before being utilized. Since this is so, event if both of you had being using cash to settle the monthly installment, the grant used would have accumulated interest over the past 10 years. Therefore, your parents would need to buy the unit over from you.

Hi Mdm,

If I understand correctly, you and your husband are the owners of the EA.

If this is so, to transfer ownership to his parents, his parents will have to "buy" the flat from you and your husband. This means that they will have to refund all the CPF + Accrued Interest that you and your husband had paid towards this flat.

Also, you need not finish paying the loan in order to qualify for an EC. As long as you have met your 5-year MOP period, and also meet all the other eligibility conditions, you are eligible to apply for an EC.
