My husband and I have a combine of 3 residential properties. 1 of it is a HDB which we are currently staying as it's near to the children's primary school. The other 2 are 2 bedrooms condo which we had initially wanted to sell 1 of it to purchase a 3 bedder for our self stay when the kids complete the primary school education this year, plan is to buy another place nearer to the secondary school they'll go to. With the recent cooling measure, we are stuck. Do you have any suggestion?

Dear madam,

I do not quite understand what you mean by with recent cooling measure, you are stuck. Do you mean that based on the above scenario you have planned for, the additional stamp duties applicable on top of the loan reduction will have an impact on the plan?

At the end of the day, if the concern is about getting the value out of your existing real estate portfolio, there will definitely be a solution since it will only involve sales and purchases, and perhaps including decoupling. Furthermore, with a weakening rental market which we are experiencing, it does not make sense to retain a property that is not generating sufficient value from the returns through rental.

If you are able to list out full details about your property, where we can do an assessment on the potential value of each property, and list down the priorities moving ahead, we can perhaps understand the feasibility behind the restructuring process better to make a more informed decision.

Good afternoon,

Do you mean that the additional buyer stamp duties and reduced LTV ratio curbs has made the original plan of upgrading one of the 2 bedder properties to a 3 bedder less feasible? Based on the limited info shared, I believe one of the approaches you can consider is to rent a property near their secondary school and rent out the HDB. The cooling measures ultimately are not permanent and you may be able to revisit the plan in the future.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear Mdm,

If you are referring to the increased in ABSD announced recently, then you may want to consider selling both the HDB and one of the 2 bedroom condo so that your 3 BR purchase will be considered as the 2nd property and therefore subjected to the lower tier rate of 12% ABSD.

The upside for HDB flat is limited and selling it will provide you with more cash flow to afford the 3 bedroom unit.

Next year when your children goes to secondary school , you can be a tenant and rent a 3 bedder condo near that secondary school while you be a landlord and collect rent from your other 3 properties .

Alternatively , you can sell all your 3 properties , thereafter each buy a property individually, near the secondary school for example , without having to pay any ABSD .
