My husband and I bought a resale Jurong West Executive Maisonette (built in 1985) at 680k in 2013.

To date, we still owe the bank about 280k and will be paid off in year 2030.

We do not have children and not looking to upgrade to EC or condo. We are hoping to minimise our liability in hope to plan for early retirement. My husband is 47 and I am 40 this year.

Would appreciate the gurus advice:

1) Sell current EM and downgrade to resale 2, 3 or 4 room HDB and paid fully in CPF.

2) Sell current EM and rent.

3) Pay off current EM and either sell or rent whole unit and rent a small to earn rental.

Any other advice?

Hi, appreciate your sharing. Able to work out whether both of you can upgrade to EC or resale EC or private condo. So that your funds can continue to grow via assets till age of 55 then find the right size later for retirement.

Hi Mdm,

If I were in your shoes, I will be more inclined to (1) and right-size to an smaller unit with a higher balance lease. If you feel that the with the cash proceeds unlocked you can generate a yield higher than CPF OA 's 2.5%, it is better to use the CPF to fully pay the next property instead.

(2) & (3) involves rental market and it is more unpredictable as it is subject to market forces and you will have to deal with landlords that may request for their property back due to circumstances beyond their control. I think since you are planning for retirement you would appreciate the certainty and peace that comes with home ownership. The HDB resale market is at an all time high, and EMs are still highly sought after even though with the gradually shorter balance lease. It is a good time to cash out now.

Hi Mdm,

I will be happy to provide you with some advice. It is good to plan now since both of you are under the age of 55 years old.

1. This is the best option in my opinion, as you will be able to pay the house fully and I would suggest buying a 4 room flat so that you can rent out 2 rooms for passive income or you can further downgrade in the future or sell back your lease when you gets older.

2. Selling and renting is possible but rental is at an all time high now and by renting, you are actually helping others to service their mortgage and therefore the rental are considered as sunk cost.

3. This is the 2nd best option, as you can rent out the rooms to earn some passive income. However from my experience, as my clients get older, they will not prefer to have a duplex unit like EM as it involves climbing of steps.
