My husband and I are both SC. Currently I own a condo and my husband has 0 property. We are planning to buy a 2nd condo at a format of me owning 1% share and my husband owning 99% so our income in total can be used for getting higher homeloan.

My question is, when we buy this 2nd condo:
1. Will my husband only pay BSD (3%) based on the 99% of the property value or 100%?
2. As I have a condo already, Will I pay ABSD (17%) based on 1% of the 2nd property value only or 100% ?

I understand your objectives. If its joint name purchase from the onset, the ABSD will be based on the higher ABSD rate of the two buyers, hence it may not meet your objectives. Could I give you a call to understand more and share the most optimal way to go about this?

17% ABSD will be applicable based on your arrangement. IRAS will charge the higher rate based on the number of residential property count. 17% vs 0%.

I do understand your intention is to obtain a higher housing loan amount if possible. But just a quick question, has your existing condo fully paid?

If not, you will not be able to obtain max 75% loan. It will be 45%. Therefore your downpayment will be 55% + 17% ABSD + 3 to 4% BSD so this arrangement might not be that ideal.

Perhaps we can have a discussion to explore your options to enjoy tax savings if possible. When will be a suitable time to meet up?

It does not help with ABSD for such arrangement as the 17% ABSD is applicable on the full purchase value even if you are only holding 1% share for the property purchase. 1) No matter how many shares you own in the 2nd condo, the property will be subject to 17% ABSD since your name is in it.
2) Unless your name is added in after the completion of purchase then you will not be charged 17% for the entire value of the property.
3) You also mentioned that you wish to insert your name so as to get a higher loan. Thus there will be some difficulties in executing your idea.
4) I would recommend you talk to some professionals in order to assist in your purchase to fully utilize your funds in the purchase.
