my hdb tenant who is a PR is terminating the tenancy and travelling overseas in 2 weeks' time after being 2 months into the tenancy. diplomatic clause doesn't come in until 10 months later. I suggested a compensation till year end but have not received any reply. If the tenant just leaves the country without compensating, what recourse do I have? If I take legal action against him, will it affect his PR status?

If he is vacating within two months of moving in, there must be a compelling reason. May be personal tragedy etc. Try to understand the reason fully and take a humane view if he deserves it.

However you may forfeit the deposit paid by him. You can sue him in a civil suit but when he has left the country how is it possible is anybody's guess.

Did you take his company name and address? You may visit his employer and find out more info.
