Hi Tina,

Do you mind sharing what's reason for not being able to be sold yet? Is it because of the pricing?

Queenstown flats are easily a grab if they are priced correctly but when they are priced at a high premium, I will definitely take awhile.

You can try contacting your branch office to check whether can you sell your flat back to HDB but chances are low unless you have valid reasons to do so.

Your branch office could be Queesway branch office.

Afternoon Tina,

There's no unit that's not marketable. Pricing, location and ethnic restrictions are the key factors to the sales. By selling it back to HDB, they will only buy back at valuation price which will be quite a lost to you. Units in Queenstown are generally marketable and thus I would advice you to get second opinion prior going into the last straw.

Hi Tina,

I believe most of us here are surprised at your claims of the unit being not sold after 4 months and have given you a possible list of factors, especially when you claim that you are willing to sell at valuation back to HDB.

If you do not mind, would you be able to furnish me with the following information:

1) Age of your unit
2) Valuation and your expected COV
3) Some pictures of your unit, if possible, send me a softcopy of the valuation report

Perhaps with these information, I can then troubleshoot what went wrong with the marketing process.

Hi Tina,

Generally speaking, HDB will not buy back your house. Even under some special condition that they take back, it will be below valuation.

I am quite surprised to learn that you can’t sell your unit after months of marketing especially your unit is at Queenstown and you willing to sell at low COV.

I realised that you mentioned agents, I strongly recommend you to engage an exclusive agent. It’s more effective than engaging a few agents to sell.
