My hdb 5 rm are for sale that wiith below valuation offer, after a month in market by an agent with no any offer comming in by buyer even it with current valid valuation,Now force me to take a drastical change now by not to sell it but renting is much better options to me,since the asking for renting are much more than any buying offer, i guess,it makes more sense to wait for the next 5-10 years cylce than sell, it my calculation only take me of 10 years collecting renting to break-even my capital invested instead to sell.My flat now aready got an offered of 2 years contract by PR Malaysian.I think its no brainer to sell it now.My Question can,I now terminate my agent service without paying his commission for his non perform selling service?

Hi, yes you can terminate the exclusive rights that you have given to him. But if the PR Malaysian tenant was brought in by your agent, then you have to pay him the commission which was due to him. Regards Aaron 97308455  aaronchong2774@yahoo.com.sg Read More

Evening, Since your agent did not managed to close the deal for you, you are not liable to pay the commission. However, do note that for rental, you will also need to factor in the wear and tear of the unit, possible depreciation due to aging and competition pricing from your neighboring clusters.
