Hi,

Since your girlfriend hdb has already fulfilled MOP, you are able to keep both the hdb and condo even after marriage, there is no need to add either name to the other's property.

For the larger unit in mind, it will depend on the financials and whether selling which makes more sense. Once you guys get married, you cannot buy HDB for the next 15 months because you have to sell off the private property first, wait out 15 Months, before you are eligible to buy resale HDB together with your spouse. She also has to sell her HDB thereafter. Hence in your scenario, I will think getting a bigger condo under your sole name is better, since you still get to keep the HDB for rental income.

Hi,

1) It depends on your future planning for the next 5~10 years.
2) If you wanted your money to work harder for you, then I would recommend you consider a private condo.
3) If you are contented, then you should consider buying a bigger HDB flat.
4) Of course, there are options of giving up either the HDB flat or the studio or both to assist from a financial point of view.
5) If you decide on the private, then you could consider keeping one of the properties for passive income.
6) If you decide on the HDB flat, then you have to wait for 15 months before you are eligible to buy with your future spouse, and 30 months before eligible for grants.

Hi Sir,

As your girlfriend has already fulfilled the MOP, you will be able to keep both properties, one for rental and one for own stay.

If your girlfriend is able to afford a condo using her sole income, then it will make sense to sell off her HDB since the price of HDB is at a peak now and a condo will definitely make a better investment in the long run.

Alternatively, you can sell your studio and get a bigger unit to stay and rent out the HDB since the yield for HDB is pretty decent. Ultimately we will need to calculate your finances and see which is the best approach as we balance the budget and the long term objective for asset appreciation.

As the HDB has already met the MOP, there is no need to sell either property after getting married. Is the HDB tenanted now?

If you are intending to get a larger HDB, then you will be required to sell off the condo first, wait out for a period of 15 months before you can purchase a bigger HDB than the 4 room flat that you already own, otherwise you can actually sell the condo and purchase a bigger condo for own stay to start a family.
