My Fiance and i are getting married in Jan 2023. He is a 2nd time buyer and i am a first timer. Both of us have a combine CPF of 260k ,a combine income of $7.5k and looking to buy a resale 4/5 room in Bedok. We have not applied for HLE yet as we are not sure if we have enough time as I know the fiancé scheme will only allow 3 months timeline to get married. We want to move in straight away in January. What will be the best time to look for our matrimonial flat?

Congratulations!

HLE has a 6 months validity period, therefore if you are planning to work strictly on the timeline involved, then it could be good to start looking out sometime around August period since by then, if you are able to shortlist and secure a unit, the completion period will likely be sometime in November or December range. Factoring in some simple renovations, it should be just in time for you to move in after your marriage.

Congratulations on your engagement!

The best time to look for a flat would be now, if you want to move in by Jan 2023 - end of July 2022.

Why? Because HDB completion period takes about 3 months, and do budget 1-2 months for renovation. Some even take 3 months.

You also need time to go for viewings, shortlisting, negotiation for your house hunt.

For the 3 months deadline, if you have valid reasons, you may be able to appeal to give your marriage cert post 3 months from the date of completion.

P.S I have guided many of my clients appeal successfully as they had valid reasons.

On top of that, it would be best to get your HLE done right now (it's free and valid for 6 months) to certain your budget..

HDB takes some time (can very to weeks) to generate the HLE.

Based on your current numbers, if you don't have any debt, you should be able to loan an estimated of $450k and below

For Grants, you could be eligible for Family Grant, Enhanced Housing Grant, Proximity Housing Grant.

Based on the figures you've shared (grants not inclusive), it seems that max budget for a HDB resale flat below $700k would be prudent without you coming out to top up with cash.

You would be able to afford most of the 4-room younger HDB flats in Bedok (808 series Chai Chee Road). For 5-room, you may explore Belvia DBSS but you would need to stretch about $180k more or so,
which I wouldn't really reccomend unless you the spare cash and your personal reasons for doing so.

Alternatively, you may also explore slightly older HDB estates (2000) Bedok North Road for 5-room flats.

I have helped many of my clients buy their first home at the best price and terms.

Hi Miss,

If you're looking to shift into your new home in Jan 2023, you should really start your process now. Most sellers requires extension of stay now, and your options will be limited to those flats whose sellers do not require extension of stay.

Do take note that you will also need to cater some time for renovation works, which ideally can be finished by Jan 2023 to avoid the CNY period, as renovation workers will stop work early in preparation for CNY.
