Hi Melissa,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, if you have the intention of purchasing a HDB flat with your fiancé by next year, then it is advisable to keep the status quo till next year.

Dear Melissa,

How about your mum? As HDB views married couple an a single entity, the eligibility to purchase a HDB will be assessed based on the family nucleus. Once you are deem eligible to purchase a HDB, the next thing to assess is the household income to determine if you are eligible for any housing grants. Should you have any plans to get married and purchase your own HDB with your fiance within the next 2-3 years, it can get very tricky as you will be required to fulfil a 5 years minimum occupation period for all HDB flats before you can sell and purchase another unit.

I suppose the situation is quite tricky now based on the scenario you have put forward. Perhaps, it can be better if we know more details about how things may potentially pan out.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi Melissa,

1) If your main concern is on the grant, the grant will not increase by combining your name with your father to buy.
2) The family grant is only available to couple (SC+SC = $50k or SC+SPR = $40k).
3) When you combine with your father to buy, you will be buying under the public scheme. The eligible grant is only $25k, the same amount as the Single Citizen Scheme.

4) If your plan is to get a BTO/resale in the near future (within 3yrs), you will be subject to SSD (Seller Stamp Duty) when you transfer your share to your father. Thus it is not recommended to include yourself as the owner.
5) The recommended solution would be to buy a smaller flat with your father as the sole owner if buying is the best solution under your circumstance.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
