My father has a fully paid HDB shophouse that has about 50years left before he returns to the govt. The current valuation seems to be about 1million. Since my father age is in the eighties, is he still able to secure any loan to buy another property?
Or is he able to put up his shophouse as collateral for a loan?

Hi,

Unfortunately HDB properties can't be used as collateral to take up another loan. One way is to pledge the proceeds after selling the hdb shophouse but banks may not be able to loan much due to his age.

I'm afraid your Father will not be able to secure a loan, as the banks can only lend to borrower up to age 75.

However could still purchase a property with another younger person, and get a loan for the property. For example, co-owner with his grandchild aged 21 years and above.
