My family and I initially had outstanding payments for our house but they were waived due to my dad suffering a stroke. Consequently, HDB classified our house as fully paid. If we decide to sell the property, what would be the arrangement? Would we receive the full amount from the sale, or would we only obtain the portion we initially paid? And if so, can we check what was the amount we originally paid?

Hi Sir/Mdm,

If there is no outstanding loan for the house, then you will just need to repay back the CPF + Accrual interests that you and your father have used so far after the sale. The balance will be given back to you in the form of sale proceeds in cash.

Hi,

The legal owner of the house can singpass login to hdb website under my flat purchased flat to check the purchase price. Since its fully paid, you will be receiving the full sale price less the cpf refund less any outstanding costs or Levy to hdb, less legal fees and agent success fee for the sale.

I have helped various hdb owners to do the same and will be happy to share the best approach. I am contactable at 97432395  for further discussion.

By the way, the legal owner of this flat could just log into HDB portal with SingPass and there will be a balance being shown. And if it is indeed fully paid, then the owner just need to refund the used OA funds with accrued interest and the rest will be the sale proceeds.

Selling an HDB flat with no outstanding loan:

You only repay the CPF used (by you and your father) for the flat purchase, along with accrued interest.

The remaining sale proceeds are paid to you in cash.

Checking the purchase price:

The legal owner can log in to the HDB website using Singpass to see the flat's purchase price under "My Flat > Purchased Flat".

Breakdown of sale proceeds (after full payment):

Received: Full sale price

Deductions:

CPF refund (used for purchase) & accrued interest

Outstanding costs or Levy to HDB (if any)

Legal fees

Agent success fee (if applicable)

Remaining: Cash proceeds from the sale
