My desire is to get the highest floor resale HDB because of the view, wind, no kids jumping up and down on the top floor, and resaleable price next time should I want to sell it one day in the future.

Been talking to a few friends about my desire to get the top floor HDB, but some has been saying do not get the very top floor of HDB as the roof may leak when they age and the repair cost is on my own. How true is this? What are the chances the HDB roof will leak and who should bare the repair cost? Any one faced this before please share with me your experience on owning a top floor HDB. Thanks.

Good afternoon Benny,

Repair cost if any is usually spilt between top floor owner and HDB.

Nowadays HDB install better roof nowadays for heat insulation as well so I am not certain where did your friends hear the negative reviews from.

Good afternoon Benny,

Repair cost, if any that can be attributed to natural wear and tear, typically will be born equally between top floor owner and HDB. Nowadays HDB designs buildings that factor in this issue and it is no longer much of an issue nowadays. Old buildings may still run into this issue once in a while though.

Its best to directly chat up with top floor owners in the block where you plan to purchase, who can give you the most relevant feedback. Aside from that, I think there is no perfect house, you take the good and the not so good. And the top floor attributes like you mentioned easily outweigh any potential downsides. The top floor units I have sold consistently sets new record prices at the time of sale.

I think you do not have to worry about roof leaking for top floors units. If you are savvy and firm enough, you may even get HDB to bear the full cost of repair for you in the event of leaking.

Hi Benny,

1) You may verify all the concerns you have with the HDB branch office and town council of the estate you planned to purchase.
2) It is true everything will age and starts to have a problem.
3) The HDB performs necessary maintenance to minimize any problem that could arise through the years on all the HDB blocks.
4) There are sunblocks on top of every HDB block. These blocks are regularly replaced in every 10~12 years as part of the maintenance.
5) During the change of sunblocks, new water-proofing will be performed. As water-proofing materials will lose their effectiveness once it's aged.
6) Once there is any seepage or leakage found by the resident. The town council will send their officer down to survey, and send their contractor to check and do good for the resident at no cost.
7) I would say the only suffering that the top floor resident must bear is during the replacement of sunblock.
8) The top floor unit will be hotter than usual during this period when all the aged sunblocks are removed and the new blocks are not paved on time.
