My dad is LTVP holder and has a property overseas, now I want to buy a resale flat with him in Singapore. How long do we have to sell off the property? And does he need to live with me in SG or just need his name registered as occupier?

Also, does it consider 1 tenant ( dad's name ) and I can only rent out the rooms for maximum 4 persons (for 4 rooms flat)?
I'm looking for flat in paya lebar/geylang 4 room, any leads? thanks!

Hi,

Your dad would need to dispose off the overseas property first and then to wait for a period of 15 months to be eligible for the purchase of a HDB flat with you.

Dear sir/mdm,

Are you a Singapore Citizen and also is your age above 35? If yes, you may consider getting a resale HDB under single scheme instead so you need not wait out the 15 months period in order to include your dad as the essential occupier assuming you are eligible to purchase under non-resident parents scheme.

On the question for the rental, if your dad is listed as an occupier while you are the owner, you will only be able to rent out to another 4 more person given the maximum number of occupants per property is 6 unless all are directly related family members.

To answer your question, your dad need to serve a wait-out period of 15 months before you are being able to purchase a HDB together with him assuming you are a Singapore citizen. However do note that your dad can only be named as an occupier with you as the sole owner. This means that your dad income will not be taken into account for loan assessment purposes and he will not be able to utilise his CPF OA (if any) towards funding for the purchase of the house and servicing mortgage. Your dad will also be required to physically occupy the house for 5 years (Being overseas due to job requirement will require HDB approval by right). Rental occupancy cap is 6 pax per house including any owner and occupier for a 4 room flat and you are right that you can take a maximum of 4 tenants if it is a 4 room flat. To avoid such complications, you may consider purchasing under singles scheme if you are 35 and above and may even enjoy singles grant if you are a first timer.
