My dad intends to sell his current 3-room hdb flat and buy a 3-room hdb flat with me.
The current flat is solely under his name and is fully paid off.
We have stayed at this current flat for 5 years.
My dad has bought flats from hdb for 3 times (all resale).
I never had a flat under my name before.
My dad has no cpf so we intend to sell the house and buy one using proceeds from the sale & my cpf as top up.

Are we allowed to buy bto/sbf or resale only?
Will there be any levy?
We don't have cash on hand so can all the transcations be paid using proceeds from the sale and my cpf?

Hi,

Did he take any grant while purchasing the resale? If so, that will be considered one subsidy taken. The idea is each Singaporean household can only purchase subsidized housing twice (BTO / sbf / resale with grant) in lifetime. Also this 2nd subsidized housing purchase means a resale levy will apply.

Depending on the sale & purchase of both transactions, it may be possible to use the sale proceeds and your cpf. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,

1) 3 resales HDB, you have to check with him whether did he apply for grant for any of these purchase.
2) No grant, meaning both are eligible for BTO/SBF, and no resale levy.
3) Buying resale has no resale levy.
4) Purchase from HDB also involve some cash such as Option fee; few thousand, you may check with HDB to determine the amount.
5) Option fee is non-refundable upon backing out from flat selection.
6) Option fee will refund if you have sufficient amount in CPF OA to replace.
7) Other fee such as legal fee, stamp duty can use CPF to pay if there are sufficient amount in CPF OA.

Eligibility to purchase BTO/SBF will depends on the history of your dad's purchase for last 3 occasion. Should he already have taken housing grant for 2 of his previous purchases, you will be ineligible to purchase a BTO/SBF unit. Should he have taken only once, then resale levy is applicable.

Dear Sir/Mdm,

If your dad has previously bought 3 resale flats before, he may have enjoyed the housing grant before. You may want to check with HDB directly to see if he is still eligible to apply for BTO or Sale of Balance Flat.

Resale levy of $30,000 is only applicable if you were to purchase BTO or Sale of Balance flat. For purchase of resale flat, there is no need to pay resale levy.

As for the sale and purchase process, we can time it such as you can reuse the CPF and sales proceed from your current place so that you can minimize the cash outlay.
