My current EC is reaching MOP (5 yrs old) in 1 year's time. I would like to know if I am able to purchase another resale unit within the same project and own 2 properties by paying ABSD etc. Would like to know if it's possible to own 2 units within the same EC project upon MOP. Thanks.

Hi,

1) There are no restrictions on anyone to own more than 1 property anywhere except obstacles.
2) This is the main reason why there are TDSR, ABSD, LTV, and CPF utilization limitations.
3) TSDR limits your capacity to loan, only 60% of your income is able to use for a home mortgage. If you have a current outstanding loan, your next loan will be included with a current loan to calculate how much you can use from your declared income to service the loan.
4) ABSD: 2nd property is 12% for SC.
5) LTV, this limits your maximum loan for the 2nd property to 45% only.
6) CPF utilization: If you had utilized your CPF in your current property. You must set aside $93k in 2021, & $96k in 2022, and you are only allowed to use the excess to service the 2nd loan.
7) So if you are keen to buy another unit within the same EC project. You should seriously look into the possibility of decoupling.

Yes, it is possible for you to own 2 units in an EC project by buying over another unit upon MOP. However, ABSD and CPF usage restrictions will apply if you purchase a unit directly. Hi Mdm. Tang,

Yes as the resale EC reaches MOP of 5 years, it is considered semi-privatized and you can purchase as a 2nd residential property subject to the relevant ABSD taxes. Do note CPF usage restrictions and loan restrictions may apply as well for 2nd residential property and 2nd residential loan.

There are no restrictions on holding 2 properties within the same development. However, if the 2nd property is for investment purposes, it may be better to diversify your investment into other location as the bulk of gain for EC projects is usually in the initial years.

There are no restrictions on the number of properties you can hold in the same development. In fact, when Developer does enbloc, they purchased the entire development!

In terms of ABSD, yes, it is payable if you purchase your second residential property. However, with some astute planning, you may be able to enjoy some savings while you purchase a second property.
