You can start marketing your unit one month before your MOP.
If you are able to fund your purchase first, you can start looking after your MOP. Else, will need to sell first before you purchase.

Hi Alex, due to the present weak market sentiment, it is harder and take a longer time than usual to sell a unit but very easy to purchase a unit with a low price. So may I suggest that you could appoint an agent to assist in the marketing of your unit a few weeks before the MOP and at the same time, could also go for the viewing of the next housing concurrently. Hi Mr. Alex,

Depending on your unit location, you may actually want to consider to start marketing 1-2 months before MOP is reached. As current market sentiment is slower, it will be better if you could find secure a buyer offer for your unit first before looking to buy. If you need your proceeds to fund the next purchase, then definitely you have to sell first and manage the timelines carefully.     Since all the flats in my area will only be MOP at the same timing, how do I know the resale prices as there is no transaction indication? And also if I'm able to sell by early October, will I be able to get everything done (include reno) before CNY given the peak period for year end holiday and festive season? Or should I hold is back till after CNY to do all the buy-sell transaction? Thanks for the help again
Hi Alex,

Since MOP is not due until September 2015, and you are not allowed to go into any form of sales contract until MOP is met, I would believe that you need not rush into this sales process. As to when you should begin the marketing process, despite the so called bad market, there are still units which are sold within weeks, which greatly depends on the supply and demand within the sector your unit is in. We may wish to look more detailed into this aspect to determine when is the best time for you to do so instead of blindly answering your question.

Good afternoon Alex,

It will be good to start marketing as early as up to 6 weeks due to current slow moving resale market and do take note that you can only ink on the OTP on/ after MOP date.

You can start looking out for new unit while putting your unit for sale but I will advise you not to commit into a purchase until you get a buyer.

Btw do you need funds for your sale to pump into your purchase? If you need, probably we should discuss further via an aid of a financial calculation.

You are eligible to issue option on the date of fulfilling your MOP. As for purchase, it would likely have to be after you have inked the OTP so that the funding from your sales can be transferred over.

Good evening Alex,

Yes you are right, you have to rent a place but like i had mentioned before, we can search for an ideal home for you while putting your house for sale.

Alternatively if you have sufficient funds to purchase a resale HDB first, you just need to dispose off your current flat within 6 months.

And if you need funds from the sale into your purchase, we can apply for temporary 3 months extension from the buyer. In this way, you will have money for this purchase and time to renovate. For this to work, you need have a valid OTP for purchase.
