My condo is currently going en bloc. As a PR I have to pay buyers additional stamp duty when I buy a new property. Do I have to pay the rate for 2nd property? Do I need to wait until I get the money from en bloc to avoid the higher rate or can I buy a replacement property while waiting for completion ?

Hi, for a PR, the buyer stamp duty for the 2nd property is at 13%. I would suggest that you wait till the enbloc process to be over and then you purchase the next. Pls feel free to let me know if you need any assistance.

Hi,

To avoid complications, you should wait for the en bloc process to formally complete and purchase only after completion. Typically, the developer will only require residents to move out some time after the legal completion, which gives the residents some time to find a replacement property.

May I know which en bloc stage is your project at right now?

Usually when an en bloc tender is awarded to a developer, you wont be hit by the ABSD.

If your project's en bloc is subject to STB approval, I will strongly advise you to purchase a property after it. By doing so, you most likely wont be hit by ABSD as STB approves the en bloc.

We can hunt for a replacement unit thereafter if you dont need the funds from en bloc to proceed further during legal completion.

Hope my sharing aids in clearing your doubts. Care to share more about your current situation so I will be in a better position to advise you further?

Note: SPR will be hit by 10% ABSD + 3 to 4% buyer's stamp duty for 2nd residential property purchase.
