My BTO 2 rm flexi HDB flat expected Probable Completion Date (PCD) 1st qtr 2021 followed by another 3 weeks moving-in readiness before key collection appointment according to HDB. Delivery Possession Date (DPD) is 30 Sep 2021. Questions 1) once payment made and key collected, can I move in or have to wait till DPD 2) after moving in when is the deadline to sell my present 5 rm flat and 3) should I market my present flat for sale now or wait till collecting key to my BTO flat. Thank you

By the way, it is advisable that you start marketing your current flat for sale about 2 to 3 months before you are due to collect the keys of the BTO.

Hi,

It is actually a good time to market now because it is likely you will get the key before the DPD date. HDB usually gives a later date as a conservative estimate, key collection is usually earlier.

It will also take time to secure a buyer for your 5-room as well, and from first deposit to actual completion takes minimally 3 months, excluding time to find the buyer.

Hi,

1) You properly will only collect your keys when the flat is fit to stay in, in short, receive a Temporary Occupation Permit.
2) Whether you can shift in depending on whether you have lots of intensive renovation. Also dependent on the package you have opt for from HDB. But in general, it is fit to stay on the essential such as lighting and furniture are in place.
3) You have 6 months to sell upon your key collection.
4) You should start your marketing activity immediately as the legal process already takes up around 3 months to complete. If your marketing activity is successful and got an immediate buyer in the 1st week, the completion of your sale would be around the end of April.

You may shift in the flat once you collect the key. As for when to market your property, it is advisable if you market it somewhere in April if you got no interim place of stay. You may even secure a buyer in April and move out only in November giving you ample will explain to you renovate your new flat. I will explain to you further timeline wise if we got a chance meet. The deadline to sell your unit after receiving BTO key is 6 months assuming you have the funds to finance your 2 room flexi purchase without using funds from your sales proceed. If not, you need to settle the process of selling your house before being able to collect key to your 2 bedroom flexi unit. Whatever the case, it is highly advisable for you to market your flat early. I have seen cases of seller selling their flat at a much lower price compared to market rate due to them being pressurised to sell off to meet with HDB deadline or to be able to obtain fund for their upcoming new flat.
