The single flat is under your boyfriend's sole ownership, so it will not be treated as joint ownership property. You do not have any ownership share in the hdb, and can buy over your siblings share of the condo now without ABSD.

If your boyfriend has indeed purchased a flat using Single Scheme, then you will not have any property counts other than the Condominium which you own with your siblings.
