My boyfriend and I are getting married next year. He's currently a Malaysian work permit holder, and I know that PRs get more grants for HDB purchases.
We're considering buying a property in JB first, either for our parents' residence or for ourselves, before buying a Singapore resale flat.
We're aware of the 30-month cooling period. We're thinking of buying the Malaysia property under my boyfriend's name first. Once the loan is approved, we'll transfer ownership to his Malaysian dad. Then we'd wait for 30 months before buying an HDB resale flat.
I'm Singaporean.
We got some advice, and they mentioned the Non-Citizen Spouse Scheme. Under the single scheme, the first-timer grant is $40K. If we apply under SC+PR, the grant is $70K.
Does this mean we can also apply for an HDB loan and be eligible for grants?
If we declare that the Malaysia property is for our parents' residence, does that mean we don't need to wait for 30 months?
I'd like to know if, when a Singaporean and PR buy an HDB resale flat together, we can apply for an HDB loan and get a grant of up to $70K-$90K, especially if we stay near our parents.

Hi, firstly congrats on your upcoming wedding and wish you bliss in future days. For the purchase of foreign properties, you will have to declare that you do not own any foreign properties or dispose of it within 30months, I think they will deem it as your property as long as it is under your name. However, of course you can appeal this with HDB and see what they say. Yes if your spouse is a PR, you are eligible for more grants and loan amount.

The only uncertainty here is the appeal to waive off the 30 months before buying HDB. If there are avenues for the JB property to be parked under your boyfriend's parents instead, that would resolve plenty of issues when it comes to your HDB purchase. Read More
