My bf has a basic salary of $8-9k, with commission which can hit 20k on some months.

I am on full commission salary. Now $0 or few thousands not sure.

His mother don't work. His father earn maybe $3k/mth.

If we get married, how are ways we can structure to buy

- HDB?
- dual key HDB?
- ECs?
- Dual key ECs?

As both you and your boyfriend's income structure is not fixed, it is important to determine your finances proper with a financial institution for both HDB and private (they have different considerations), such that you are able to understand better the different financial commitments into the different property types.

Bearing in mind that there maybe lifestyle changes ahead, especially if there are plans to have children and keeping aside some cash for emergencies that may pop up along the way (liquidation of real estate takes time before you see the proceeds from sale),these are very important considerations to take before you make a purchase commitment.

Basing on the outlook you have provided, you are likely to be able to afford a mass market 2-3 bedrooms condo for a better lifestyle where you can enjoy the facilities that come with the project.

For commission based, the calculation is not so straight-forward.. If you are including parents/parent-in-law, you can get a Multi-Generation HDB / Dual Key EC..
