My agent agreed a cov of 30K with an estimation of a 4A model at est valuation at $350k. But the valuation comes to $370K , and now just 2 weeks of viewing, he try to convince me to sell at only $380K (cov $10k only) Is he professional/efficient in his commitment/responsibility??? ur advise can try awhile later at a higher cov??? Just 2 weeks viewing only !!!

Greeting Sam,

As long as you did not accept the deposit and did not sign the OTP, he cannot force you to sell.

If you have the luxury of time, you can wait a while longer and monitors the offers that comes along.

Hi Sam,

I believe that since you have appointed him as your marketing agent, it would be the best if you can talk to him about your concerns, especially if he/she is your exclusive marketing agent.

Typically, your agent would have gone through with you on the financial calculations of the sales proceeds and have determined that selling at $380k would have met the expectations during the financial calculations.

Of course, ultimately whether to sell at $380k has to be decided by you.
